What this Hawaii mortgage calculator does
A mortgage calculator built for the mainland would miss what makes Hawaii different. This one starts from a Honolulu-based price and a low effective property tax rate, then leaves room for the parts that vary by island and building: association fees, insurance for a high-exposure location, and a loan that may sit close to the conforming limit. You get the full monthly cost, the breakdown between loan, tax, insurance and PMI, and a payoff schedule.
How it works
Enter the price, down payment, rate and term. The tax field starts at 0.30%, an effective rate that works out from Honolulu's owner-occupied rate after the standard home exemption on a typical Oahu price. For a condo, add the monthly association fee in the HOA box, because it can rival the property tax several times over. For a leasehold, also add the monthly lease rent there, since it is a housing cost that does not appear in a standard mortgage payment.
How Hawaii property tax is calculated
Each county multiplies taxable value by its rate for your property class. In Honolulu, owner-occupied homes with a filed exemption pay (assessed value − $120,000) × $3.50 per $1,000. Residential A property pays $4.00 per $1,000 on the first $1 million and $11.40 per $1,000 above it, with no owner exemption.
Worked example: $800,000 home, 20% down, 6.5%
The $640,000 loan has principal and interest of $4,045.24. At the 0.30% default, tax is $2,400 a year, or $200 a month. With a $150 monthly insurance placeholder, the total is $4,395.24.
The exact Honolulu owner-occupied figure is $680,000 × 0.35% = $2,380 a year ($198.33 a month). If the same property were taxed as Residential A, the bill would be $3,200 a year ($266.67 a month). Filing the home exemption on time saves roughly $68 a month here.
What to weigh in the islands
Leasehold changes the deal
A leasehold home can list for less than a comparable fee simple home, but the lease clock, the rent reset schedule and lender requirements all affect value and resale. Read the lease terms before you put in an offer.
Insurance and hazards
Hurricane and flood exposure, and lava hazard zones on Hawaii Island, can change what coverage costs or whether you can get it. Get quotes early.
Help and other loan options
Programs such as the HHFDC mortgage credit certificate and county down payment loans exist for eligible first-time buyers, and their availability changes. Compare the VA loan and FHA loan calculators, and see how large a loan your income supports on the affordability calculator. If you might rent in the meantime, the rent vs. buy calculator shows when buying overtakes renting.
Estimate only. Tax rates and exemptions differ by county and change yearly. Confirm with your county real property office.
Frequently asked questions
Does Hawaii have a state property tax?
No. Property tax in Hawaii is set by each of the four counties, and rates differ by county and by how the property is classified. Rates are low as a percentage of value, but home prices are high, so the dollar bill is still meaningful.
What is the home exemption in Honolulu?
Owner-occupants in Honolulu County who file for the home exemption get a standard exemption off assessed value ($120,000 for 2025-26) and are taxed at the owner-occupied rate of $3.50 per $1,000. You have to file by September 30 for the following tax year, and other counties have their own exemptions and rates.
How much difference does the exemption make?
On an $800,000 home in Honolulu, the owner-occupied bill is about $2,380 a year, or $198 a month. The same property classified as Residential A, which applies to investment properties and second homes, is about $3,200 a year, or $267 a month, before any tiering above $1 million.
What is the difference between fee simple and leasehold?
With fee simple you own the building and the land. With leasehold you own the building but lease the land for a set term, often from a large landowner. Lenders may require a minimum remaining lease term, and lease rent can be renegotiated, so read the lease schedule before you offer.
Are condo fees included in this calculator?
Enter them in the HOA field. In Hawaii the association fee can be a large monthly cost for condos, and it may include some utilities or insurance, so ask what the fee covers before you compare buildings.
Will I need a jumbo loan in Hawaii?
Possibly. The 2026 baseline conforming limit is $832,750, but Hawaii is a high-cost state and county limits are usually higher, so many loans on Oahu stay conforming. Check the limit for your county, because a loan over it is priced as jumbo and often needs a bigger down payment.
