Not a loan offer

We are not a lender, mortgage broker or financial adviser. Results are not a quote, pre-approval or commitment. Your actual rate, fees, taxes and payment depend on your credit, the property, the lender and the date, and only a lender's Loan Estimate shows them.

Assumptions matter

Property tax, insurance, PMI, HOA dues and program fees are placeholders unless you replace them with real figures. Some tools, such as the reverse mortgage calculator, use approximations that we label on the page. Rent versus buy and refinance results depend on growth and holding-period assumptions that can change the answer.

Data can be out of date

Loan limits, fee schedules, exemptions and assistance programs change. Each state page shows when its data was last reviewed. Confirm with your county, the relevant agency and your lender.
