What we do
Morsimo is a set of free calculators for people who are buying, refinancing or paying down a home loan in the United States. The main calculator shows principal, interest, property tax, insurance, PMI and HOA dues together. Specialized tools cover FHA, VA and USDA loans, refinancing, extra payments, recasts, home equity lines, manufactured homes, reverse mortgages and more. Four state pages apply local property tax data and programs in Kansas, Kentucky, Hawaii and Idaho.
Why we built it
A monthly payment is only useful if it includes everything you will actually pay. Many calculators leave out tax, insurance or mortgage insurance, and few explain how the answer was reached. Every calculator here has a "show the math" panel, a worked example and a plain-language guide so you can check the result yourself.
